Covenant Violations

The Board of Directors ("Board") of the Sterling Pointe Owners Association ("Association") is authorized to adopt policies and penalties for enforcing the association's documents, covenants, conditions and restrictions, articles of incorporation and the bylaws of the association.  

 The board, with the desire to preserve property values and the integrity of our community, will begin to enforce regulations outlined in the homeowner's handbook. Effective January 1, 2006 the fine schedule for violations of covenants, conditions and restrictions etc. will be as follows:

  •  First offense:    Written warning with a deadline to correct.
  •  Second offense:    $25.00 fine
  •  Third offense:    $50.00 fine
  •  Continuing violation:    $50.00 each day the violation continues (everyday constitutes a separate violation).
These enforcement policies and penalties were adopted by a vote of the board members January 3, 2000.  On November 9, 2005 the board again voted to enforce the fine schedule.  The Enforcement Policies Resolution has been incorporated into the Sterling Pointe Governance Policies document as of February 20, 2008.

If you wish to report a covenant violation the "Violation Report Form" must be filled out in full.  Your name and contact information is required for the form to be accepted, this information is held in strict confidence and is for Board follow-up and documentation purposes only.  Your name and contact information will not be disclosed to the offending homeowner.
